Q:We’re preparing our excavation/sitework bid for the Seven Mile Ranch homes. Please clarify: 1. How many of each house plan should be included in the 10-home pricing? 2. What exact scope should excavation contractors include—foundation excavation/backfill only, or also gravel prep, driveways, utilities, septic, and grading? 3. Will the 10 homes be built consecutively so equipment can remain onsite? 4. Are site plans, septic designs, utility plans, or a soils report available for the individual lots? 5. A:1) Please give me a price for each home, identified as lot 35 or Morgan. 2) Please provide full scope of foundation, backfill, gravel prep, driveway rough estimate as each one will very a little, utilities are stubbed to property. NO Septic. 3) ten homes will be built consecutively so equipment can remain on site. 4) Site Plans are available, with utilities and soils reports. They will be available shortly. 5) Pricing should be priced as a single home, but reflect as if you are digging all ten. Owner is figuring rough sq/ft costs per home for his proforma. We understand there are some variables and items that may be a bit unclear. We understand this is a budgetary number and could change once final drawings are delivered. However, all lots are relatively flat, Spoils can be left within the subdivision in certain areas, so the off haul would be trucking with in the seven mile ranch.
Q:SPECS
A:Unfortunately there are no specifications. We have shown pictures in the link on the invite page. This is basis of design. If looking through the pictures you can determine a closeness in a product you use, Please price it according to that. I wish we had more information, this is all we are working with until final selections are made.
Q:How many propane tanks? Size? (1000 gallon, 500 gallon) Above ground or underground?

Q:Hi we drill water wells. I didn't know if that was in this bid or not. I couldn't see it. Thank you.
A:Thank you for reaching out. There are not wells on this project.
Q:Does this project include any synthetic turf, putting greens or golf simulators? I can not access the bid information for some reason.
A:Possibly. It is not designed, but we would like an option for synthetic grass, as some do not like to maintain real grass
Q:Do you want a full scope interior bid with Tile, showers, etc? Or just for LVP and Carpet?
A:Please provide a full scope interior bid, with showers and tile. We understand that it could vary between products as they are not specified. Just need to be similar to what is shown in pictures provided.
Q:Is there a way to specify what rooms get what materials? My interpretation from the pictures is that lower levels will be LVT/LVP and upper level will be carpeted with the exceptions of tile in bathrooms & laundry room. Can you confirm whether this is true for both houses?
A:This is a correct assumption
Q:I understand there is no spec, but are you looking for a LVP/Hardwood/Engineered hardwood price?

Q:-Is the GC providing all finish fixtures?(toilets, faucets, shower trim etc.) -What kind of water heater is required?(Tankless or tank style, what size, gas or propane, or electric) -Water softener on bid? -Hot water recirc line on bid? -Is GC providing special free standing tubs or jetted tubs?
A:Owner to provide finish fixtures. Tankless Water heater, Propane. Yes, water softner Owner provided standing tub

Q:What is the exact type of material you want for the siding? Is it real wood? Composite like a cham clad?
A:We would entertain both options. The purpose of this bid is to budget for building 10 a year. Please price it with options and the best price possible as if we are building 10 a year.

Also make up air wiring for the hood? -Should we plan on ceiling fans for center of bedrooms? -undercabinet lights in kitchen? -are you putting dimmers anywhere? A:hvac will vent the exhaust fans Yes plan on a fan for center of bedrooms please plan for under cabinet lighting as an option in kitchen Yes Heat Tape in eaves Bidet plugs as an option Hot Tub as an option Ev Chargers as an option 4 bunk beds in bunk room and yes plug and light at each but as an option
Q:Will all of these homes be built in Idaho?
A:Yes, in Seven mile ranch development.
Q:Is the shingle to be a standard limited lifetime architectural shingle, or something higher end?
A:40 year arch. shingle please.
Q:Looking for the specs on what ga and height of standing seam you are looking for on the portions of the roof that are metal.
A:Please give two options, for height and gauge, 22 and 24 gauge.
Q:Hello, all! I noticed that the drawings show a different roof material on certain sections of the roof, but the renderings are all standing seams. Would you like a bid for just standing seams? Also, how many houses are we bidding for? Will there be a bulk housing discount?
A:Yes please price per standing seam. We are getting a budget number as if we are building 10 consecutive homes. the developer would like to know costs with bulk discounts included to make a judgment if he will do more than 10 a year.
Q:Have you explored panelized construction with this project? We provide complete 6"-inch exterior walls and 10" too 12" roof assemblies. No truss needed with a ridge beam. Door cutouts, along with the windows are cut with precision and accuracy on a CNC Hundegger Turbo Drive saw. All electrical is predrilled and ready to receive boxes. Complete engineered stamped shop drawings.

Q:Of the 10 homes requested for pricing, how many will be the Lot 35 model and how many will be the Morgan House model? The portal requests a labor and material breakdown. Would you also accept a labor-only alternate, with the owner or general contractor purchasing the selected stone?
A:Yes we will entertain this option
Q:On Lot 62 Glenwild, do you want the insulation bid per plan? The architect is calling for 3 different materials in the exterior walls ( closed cell foam, open cell foam & mineral wool). The efficiency will be just as well if not better if we do 2” closed cell foam (minimum required in zone 6) and a blown in fiberglass over. Please advise.
A:If deviation from plan, please provide it as an alternate or VE option
Q:1. Exterior siding walls & soffits. Do we have to stain & seal the siding walls and soffits or are they factory finish? 2. Main doors & side doors. Do we have to stain, seal & laker or are they factory finish? 3. Walls, ceilings & trim. Are they going to be the same color and shine? 4. Handrails & stair steps. Do we have to stain and seal or are they going to be factory finish? 5.Stair rails. Do we have to paint them or are they factory finish? Thank you
A:Exterior will be factory stained and sealed. Main and side door will be stained in field Paint is 1 tone- could change after final decisions are made. Stair rails - custom metal powder coated.
Q:Pictures show a side mount motor on the 10'x10' Opening. But the Drawings show power for motor where trolley would go. Do you want a side mounted motor? Do you want all 3 Doors to have a side mounted motor or trolley? Also are these full view doors like the picture? Insulated? Frosted glass? Color Black?
A:Yes all three will be side mounted motors, doors are frosted glass, and the color of door is black.
Q:Is there any asphalt pricing needed on this project?

A:Unfortunately there are no tile pages. Please price the bathrooms and mud/laundry with tile.
